Ski season is the busiest stretch of the year for most Park City vacation rentals. It is also the hardest on the property. Guests come in from the slopes with wet boots, salty floors, damp jackets and a lot of towels to wash. Then the next group arrives a few hours later expecting a spotless mountain home.
If you host on Airbnb or VRBO, a good winter turnover routine protects your reviews, your floors and your weekends. Here is the checklist we recommend to Park City hosts, plus a few things that are easy to miss when the snow starts falling.
Why ski-season turnovers are different
A summer turnover in Park City is mostly dust, sunscreen and trail dirt. A winter turnover adds several problems on top:
- Snowmelt and road salt. Salt and grit get tracked in on boots and leave a white film on hardwood, tile and entry rugs. Left alone, it dulls finishes and scratches floors.
- Wet gear. Ski jackets, gloves and boots drip on floors, benches and closets. Damp areas left closed up between guests can start to smell musty.
- More laundry. Winter guests use more towels, blankets and throws. The laundry often takes longer than the cleaning itself.
- Fireplaces and wood stoves. Ash, soot and wood debris end up on hearths, mantels and nearby rugs.
- Tight windows. Holiday weeks and powder days mean back-to-back bookings, with little room for delays.
The Park City winter turnover checklist
1. Entry, mudroom and gear area
- Sweep and then damp-mop entry floors to lift salt film, not just loose grit.
- Shake out or vacuum entry mats and boot trays; wipe the trays dry.
- Wipe down benches, hooks and boot dryers. Check closets and lockers for forgotten gloves, goggles and ski passes.
- Make sure the space is dry before you close it up for the next guest.
2. Kitchen
- Empty the fridge of guest leftovers and wipe shelves.
- Clean the microwave, stovetop, oven front and small appliances guests actually use (coffee maker, toaster, kettle).
- Run, empty and put away the dishwasher. Check cabinets for dirty dishes put away by mistake.
- Wipe counters, backsplash, cabinet fronts and handles.
- Take out trash and recycling, and follow your building or neighborhood's rules for bins and wildlife.
3. Bathrooms
- Clean and disinfect toilets, sinks, tubs and showers.
- Remove hard water spots from faucets and glass. Utah water is hard, and spots show up fast in busy rentals. Our deep cleaning service covers heavier buildup.
- Replace towels, bath mats and hand towels with fresh sets.
- Restock toilet paper, soap and any amenities you provide.
4. Bedrooms and living areas
- Strip and remake every bed, including bunk beds and sofa beds that were used.
- Check under beds and couch cushions for lost items.
- Dust surfaces, TV stands, remotes, lamps and window sills.
- Vacuum carpets and rugs, paying extra attention near entries and the fireplace.
- Clean the hearth and wipe soot from nearby surfaces. Leave ash removal and chimney work to your fireplace service if that is how your property is set up.
5. Hot tub and deck area
- Sweep snow and debris away from doors so it does not get tracked back inside.
- Wipe the area around the hot tub and put towels and robes through the wash.
- Leave water chemistry and hot tub servicing to your hot tub company.
6. Final walk-through
- Set the thermostat to your arrival setting so the home is warm when guests walk in.
- Check that lights, smoke detectors and door locks work.
- Take photos of each room. They help with damage claims and show the condition you left it in.
- Report anything broken, missing or damaged to the host the same day.

Fall is the right time to get ahead of ski season. A few steps that make winter go smoother:
- Book a deep clean before your first winter guests. A one-time deep clean resets everything that regular turnovers skip: inside appliances, baseboards, vents and built-up hard water.
- Lock in a turnover team early. Holiday weeks fill up. Share your booking calendar with your cleaners so they can plan for back-to-back days.
- Write down your standards. A one-page checklist with photos of how beds, towels and the kitchen should look keeps every turnover consistent, no matter who cleans.
- Keep a spare set of linens on site. A second full set of sheets and towels for each bed means the place can be made up while laundry finishes.
- Add entry protection. Good boot trays, heavy entry mats and a bench by the door cut down on salt and water reaching the rest of the home.
