When you move out of a rental, the last thing you want is a surprise cleaning charge taken out of your security deposit. Landlords and property managers usually walk through the unit after you leave and compare it with how it looked when you moved in. Dirty ovens, greasy range hoods, hard water spots and dusty baseboards are some of the most common reasons a deposit comes back smaller than expected.

The good news: most cleaning deductions are avoidable if you know what inspectors look at and you give yourself enough time. This checklist walks you through a move-out clean room by room, with a few things that matter specifically in Utah apartments, condos and rental homes.

Step 1: Check your lease before you clean

Before you pick up a sponge, find your lease and any move-in inspection report or photos you took when you arrived. They tell you what condition the unit is expected to be in when you leave.

  • Look for a cleaning clause. Some leases list specific items, such as cleaning the oven, wiping inside cabinets or having carpets professionally cleaned. Do exactly what the lease asks.
  • Compare with your move-in report. Damage or stains that were already there when you moved in should be noted on that report. Keep a copy.
  • Ask for the move-out checklist. Many Utah property managers have a written checklist they use at inspection. If they will share it, clean to that list.
  • Know the difference between dirt and wear. Normal wear and tear, like lightly worn carpet or minor scuffs from everyday living, is different from dirt and grime left behind. Cleaning is the part you control.

Step 2: Plan your timing

  • Clean after the last box is out. Furniture hides dust, crumbs and marks. An empty unit is faster to clean and nothing gets dirty again as you carry things out.
  • Leave a buffer before your key handoff. A full move-out clean of an empty apartment often takes most of a day for one person, and longer for a larger home. Do not plan it for the last two hours of your lease.
  • Work top to bottom, dry to wet. Dust fans, vents and shelves first, wipe surfaces next and do floors last, room by room.
  • Bring the right supplies: microfiber cloths, an extendable duster, a vacuum with a crevice tool, a mop, a non-scratch scrub pad, an all-purpose cleaner, a bathroom disinfectant, a degreaser for the kitchen and a descaler or white vinegar for hard water.

Kitchen move-out cleaning checklist

The kitchen is where most cleaning deductions come from, so give it the most time.

  • Clean inside the oven, the oven racks, the door glass and the drawer under the oven.
  • Degrease the stovetop, burner pans or glass cooktop, the range hood and its filter.
  • Empty, defrost and wipe out the refrigerator and freezer, including shelves, drawers and the door gaskets. Leave the doors as your landlord requests.
  • Clean the microwave inside and out, including the turntable.
  • Run the dishwasher empty, then wipe the door edges, the seal and the filter area.
  • Wipe inside every cabinet and drawer, plus cabinet fronts and handles where grease builds up.
  • Scrub the sink and faucet and remove white mineral build-up around the base and drain.
  • Wipe counters, the backsplash, light switches and outlet covers.
  • If you can safely do it, pull the fridge and range forward and clean the floor and walls behind them.

Bathroom move-out cleaning checklist

  • Clean and disinfect the toilet inside and out, including the base, behind the tank and the seat hinges.
  • Scrub the tub or shower walls, grout lines, shower door tracks and the drain.
  • Remove hard water spots and soap scum from glass doors, faucets and the showerhead.
  • Empty and wipe the vanity, drawers and medicine cabinet.
  • Clean the mirror, light fixtures and the exhaust fan cover.
  • Mop the floor last, especially the edges around the toilet and behind the door.

Bedrooms, living areas and closets

  • Dust ceiling fans, light fixtures and the tops of door frames.
  • Wipe baseboards, doors, door handles and light switches. Fingerprints around switches are easy to miss.
  • Clean window sills and window tracks, and dust or wipe blinds.
  • Empty and wipe closet shelves and vacuum closet floors.
  • Vacuum air vents and return grilles.
  • Remove nails, hooks and tape only if your lease allows it, and check with your landlord before patching anything.
  • Vacuum carpets slowly in two directions and mop hard floors last.

Utah-specific tips for a better move-out clean

Hard water is the number one thing inspectors notice

Much of Utah has hard water, which leaves chalky white deposits on faucets, showerheads, shower glass, toilet bowls and around sink drains. All-purpose cleaner will not remove it. Use a descaler made for mineral deposits, or white vinegar on a cloth left on the spot for a few minutes, then wipe with a non-scratch pad, rinse and dry. Avoid harsh abrasives on chrome, glass and natural stone, which scratch easily.

Winter move-outs bring in salt and slush

If you are moving out between November and March, expect salt residue and mud tracked in on entry floors, carpets and stairs while you carry boxes out. Plan to do floors after the move, not before, and wipe white salt marks from hard floors with a damp cloth.

Student rentals near BYU and UVU

In Provo and Orem, many leases end on the same few days around the end of each semester, and everyone is trying to clean and move at once. If you want help, book your clean early rather than the week your lease ends.

Give your landlord a forwarding address

Utah's renters' deposit law sets a deadline for a landlord to return your deposit or give you a written, itemized list of deductions after you move out. Give your landlord your forwarding address in writing so there is no delay in getting it back.

Before you hand back the keys

  • Walk through every room with the lease or the landlord's checklist in hand.
  • Open every cabinet, drawer, appliance and closet one last time to check nothing was left behind.
  • Take clear, dated photos and a short video of every room, inside the oven and fridge, and the bathrooms.
  • Take out all trash, including from the garage, patio and storage unit.
  • Return every key, fob and garage remote the way your landlord asks, and keep a record that you did.

When to hire a move-out cleaning service

A do-it-yourself clean works well for a small, lightly lived-in apartment when you have a free day. It is worth bringing in a professional when you are short on time, moving a long distance, handling a larger home, or when the oven, bathrooms or hard water build-up need more than a quick wipe.

Move-Out Cleaning FAQ

Common questions about move-out cleaning

A move-out clean is a top-to-bottom clean of an empty home. It usually covers inside the oven, fridge, microwave and dishwasher, inside every cabinet and drawer, bathrooms scrubbed and disinfected, hard water removed from fixtures and glass, baseboards, doors, switches, window sills, vents, and all floors vacuumed and mopped.
Schedule it after the last box and piece of furniture is out, and leave a buffer before you hand back the keys. In busy times, such as the end of a semester in Provo and Orem or the end of the month, book a professional cleaning early.
Use a descaler made for mineral deposits or white vinegar. Let it sit on the spot for a few minutes, wipe with a non-scratch pad, then rinse with clean water and dry. Avoid harsh abrasives on chrome, glass and natural stone. Heavy build-up is included in our deep cleaning and move-out cleaning services.
