"How much will it cost?" is the first question almost every Utah homeowner, renter and landlord asks before booking a cleaner. The honest answer is that a fair price depends on how much work your home actually needs. A tidy two-bedroom condo in Murray and a five-bedroom family home in Herriman with two dogs and a year of hard water buildup are very different jobs, even if both are called "a house cleaning."
This guide explains the things that move a cleaning quote up or down, so you can compare quotes fairly and avoid surprises. When you're ready for a real number, our instant price calculator walks you through the same factors and gives you an estimate in a couple of minutes.
1. The type of cleaning you need
The service you choose is the biggest single factor, because each one covers a different amount of work:
- Recurring maid service keeps an already-clean home in shape: kitchens, bathrooms, dusting, floors and general tidying on a weekly, bi-weekly or monthly schedule.
- Deep cleaning goes much further: inside the oven, fridge, microwave and cabinets, baseboards, door frames, vents, blinds, ceiling fans, grout and hard water stains.
- Move-out cleaning is a top-to-bottom clean of an empty home so it's ready for the landlord's walkthrough or the next owner.
- Post-construction cleaning removes fine dust, debris and residue after a build or remodel, which takes extra time and care.
- Vacation rental and Airbnb cleaning is priced around turnovers between guests, and apartment cleaning and office cleaning are quoted on their own size and scope.
If your home hasn't had a professional clean in a while, most companies, including us, will suggest a deep clean first and then a lighter recurring service afterwards.
2. Home size, bedrooms and bathrooms
Square footage gives a rough starting point, but rooms matter just as much. Bathrooms take the most time of any room, so a home with three and a half baths will usually cost more than a similar-sized home with two. Finished basements, bonus rooms and extra kitchens, which are common in newer homes in Lehi, South Jordan, Saratoga Springs and Eagle Mountain, all add to the time needed.
3. The condition of the home
How long has it been since the last thorough clean? Heavy grease on the stovetop, soap scum in the showers, dust on high surfaces and cluttered floors all add time. A cleaner can't tell this from square footage alone, which is why good quotes ask about condition and why the first visit is often priced differently from the ones that follow.
4. Utah's hard water
Much of the Wasatch Front and Utah County has hard water, and the white crust it leaves on faucets, shower glass, tile and sinks doesn't come off with a quick wipe. Removing built-up mineral deposits takes extra time and the right products. If your showers and fixtures have heavy buildup, expect that to show up in a deep-clean quote. (Our guide to removing hard water stains in Utah homes explains what you can do between cleanings.)
5. Pets
Dogs and cats bring hair on carpets, furniture and baseboards, plus nose prints on glass doors. Most cleaning quotes, including our calculator, ask whether you have pets so the team can plan enough time.
6. How often you book
Frequency has a big effect on the price of each visit. When your home is cleaned weekly or every two weeks, dirt and buildup never get a chance to pile up, so each visit is faster. One-time and monthly cleans usually take longer per visit because there's more to catch up on. With no contracts, you can try a schedule and adjust it later.
7. Add-ons and extras
Some jobs are optional extras rather than part of a standard clean, such as inside the fridge or oven, inside cabinets, or extra rooms. Choosing only the extras you need is an easy way to keep the cost where you want it. Our price calculator lists the available add-ons so you can see what each one changes before you book.
8. How soon you need it
If you're flexible on the date, it's easier for any cleaning company to fit you into its schedule. Same-day and rush requests, like a last-minute move-out before a landlord inspection, can cost more because the team has to rearrange its day.
How to compare cleaning quotes fairly
- Compare the same service. A low "standard clean" price isn't comparable to a deep-clean quote.
- Ask what's included. Inside appliances, baseboards and hard water removal are where quotes often differ.
- Check that the company is licensed and insured so you're protected if something goes wrong in your home.
- Ask about contracts. Some services lock you into a long commitment. We don't use contracts.
- Ask about products. If you have kids or pets, you may prefer eco-friendly products, which we use.
